Free inspection, followed by a written estimate. We explain the scope before you approve any work.

Scheduling: Monday–Friday, 8am–5pm Eastern. Same-day service may be available, depending on the schedule and your location.

Not every crawl space needs full encapsulation. Sometimes a new ground vapor barrier, sealing the vents and access door, or a dehumidifier is enough to bring moisture under control. Castle Exterminators inspects the crawl space and recommends the level of work it needs.

Moisture-control options

  • Crawl space inspection and humidity check
  • Ground vapor barrier
  • Crawl-space vent sealing and access-door sealing
  • Crawl-space dehumidifier installation
  • Moisture correction within the crawl space
  • Upgrade to full encapsulation where it is the better fit

Not included, or quoted separately

  • Drainage systems, French drains, sump pumps and grading
  • Plumbing leak repair

Exact coverage, visit frequency and any guarantee depend on your written service agreement.

Where crawl-space moisture comes from

Common sources are the soil itself, humid outdoor air entering through vents in summer, plumbing leaks, and rainwater that is not directed away from the foundation. We look for each of these. Some — like a leaking pipe or a downspout emptying against the foundation — are simple fixes that you or another contractor can make. The EPA’s guide to mold, moisture and your home explains why controlling moisture is the key to controlling mold.

Moisture and pests

Damp crawl spaces attract termites, wood-boring beetles, cockroaches and other pests. Moisture control is often recommended alongside a termite inspection or after a WDIR notes conducive conditions.

Signs you may need this service

  • A WDIR or home inspection noted high moisture or conducive conditions
  • Musty odors or condensation under the house
  • A vapor barrier that is torn, thin or missing
  • Sagging insulation or damp wood surfaces

How Castle Exterminators handles it

  1. Inspect

We check humidity, the existing barrier, vents, access and visible moisture sources.

  2. Recommend

We explain the options, from a barrier to full encapsulation.

  3. Written estimate

The agreed components and price are set out in writing.

  4. Install

Barrier, sealing and dehumidifier work as agreed.

We use EPA-registered products applied according to label directions. Your technician gives product-specific preparation and re-entry instructions when a treatment calls for them.

Frequently asked questions

Do I need full encapsulation?

Not always. Depending on the crawl space, a vapor barrier, sealing or a dehumidifier may be enough. We will explain our recommendation.

Can you fix standing water in my crawl space?

We do not install drainage systems, sump pumps or French drains. If water is getting in, we will tell you so it can be corrected first.

Will this stop mold?

Controlling moisture reduces the conditions mold needs, but it does not remove existing growth. See crawl-space mold remediation.
